The Best Remodeling Projects To Boost Your Home’s Value

The Best Remodeling Projects To Boost Your Home’s Value

Remodeling parts of your home can add more than just aesthetic appeal; it can raise your property value.

If you’re considering investing money into home improvement projects this year, there are several factors to keep in mind in, among them, return on investment depends on the value of your house, the value of houses in your immediate neighborhood, and the housing market where you live.

It’s important to know which home improvements will ultimately pay off. A home that looks modern will fetch a higher home value. To get the biggest bang for your home improvement buck, consider these  home improvements.

The Kitchen is King

One of the smartest places to invest your hard-earned cash is in the kitchen. Your kitchen is where all the magic and legend of a house is spun. Spend the money on the layout—it never goes out of style. If you have a great layout, putting in new appliances, hardware, and cabinets can be quick and easy. Consider the design of triangle. This is the prime space where your cook area, sink, and dishwasher meet to create an effortless flow when working. How far is your cooktop from your sink? Is your dishwasher close to the sink? If you have the means to invest some money into your kitchen, make sure to place all your new appliances into a nice flowing workspace.

Basement Renovation

If you have a basement, finish it out. Whether it’s making it a recreational room the whole family can enjoy or suiting out that man cave of your dreams, finishing your basement can infuse instant equity and square footage into your home. Be sure you have a permit and that all the codes are followed. If not, the square footage may not be added to the rest of the house and may not be considered a “livable” space. Different states have different codes, so make sure to hire a contractor that’s certified and knowledgeable.

Boost the Bathroom

Just a few little improvements in a bathroom can be a really smart way to spend your money. Install new fixtures, re-grout the shower, add crown molding, and brighten up the room with some paint. In fact, a great paint job and nice architectural detail is easier and more impactful. Something as simple as a new mirror and light fixtures can make the dingiest of bathrooms look fresh and fabulous. A little texture can make a bathroom go from shrinking violet to blooming beauty.

Attic Bedroom

Modern households often encounter all sorts of scenarios that require additional living space: an elderly parent moving in or a child returning after graduating from college. An attic bedroom conversion can sometimes be your best and cheaper option. An attic into a bedroom adds new livable space to your home. Moreover, it’s easier on your pocket–and less work–than the alternatives such as a family or living room.

Steel Entry Door Replacement

A brand new door makes a big first impression on potential buyers or renters. A steel door offers all of the attractiveness and strength at significantly lower cost. Homeowners who install a steel front door recoup, on average, nearly 129% of the project’s cost when they sell the home, according to the report. This is partially due to the fact that a steel door is less expensive than the alternatives such as fiberglass. Those with magnetic weather stripping can also make a home more energy efficient. The magnetic weather stripping seals in heat quite effectively.

Remove Wood Paneling

Nothing screams old and outdated as loudly as wood paneling. Like glittery bell bottoms, that style is never making a comeback. Don’t be afraid to rip it out, insulate, and put up drywall. If you really like a “wood” look, try reclaimed wood installed horizontally. The project is manageable and inexpensive and the end result is attractive and will instantly up the value of your home. Always keep in mind the market value of your home; some projects will outprice your home for the neighborhood. Sometimes it makes more sense to give the paneling a nice paint job vs. the cost of drywall; either way, bright and fresh wins out.

Front Yard Makeover

In the case of home improvement, a book is certainly judged by its cover. People are less inclined to walk into a house with an overgrown yard and rickety, unpainted fence expecting to be impressed by the house’s interior. Whether it’s a beautifully paved walkway or adding some vibrantly colorful flowerbeds, keeping your front yard looking fresh is not only inexpensive, but enhances your curb appeal.

Furnace/HVAC Replacement

This is usually not on the top of anyone’s mind when it comes to home improvement, but between the rebates and the energy savings, replacing a forced-air unit can start to pump not only comfort, but money into your living space. If you plan on being in your home a long time, it’s a good investment. Typically, you need at least five years to reap the benefits from the cost savings versus the cost of the unit and installation but, if your current furnace is old or isn’t working, it’s best to replace it.

Update Plumbing

There’s no sense putting good money into a home when the mechanics are bad. That’s why updating plumbing is a win-win. One of the scariest things for new owners is the thought that a potentially huge and expensive undertaking such as plumbing or electrical will present itself. If you have old, rusty iron pipes and sometimes get panicked that you’re ingesting enough metal in your drinking water to build a small ship, it’s time to consider replacing the plumbing. Home appraisers take plumbing into heavy consideration when assigning the value to a home. Updating your plumbing is far less of a hassle and less costly than it used to be. Re-piping is usually done with PEX plastic tubing that is safe, reliable, and can be run through your walls like an extension cord. This means fewer holes, smaller mess, and less money spent on materials and labor.

Dave Chappelle Faces Backlash For New Netflix Special Riddled With Trans Jokes

Dave Chappelle's new comedy special was released and if you thought he was done joking on the transgender community, you can think again.

Dave Chappelle’s new Netflix comedy special was released on New Year’s Eve and if you thought he was done joking on the transgender community, you can think again.

The famed comedian kicked off his new special “The Dreamer” by telling a prolonged joke that shared how hard he took the loss of his late father and how the late comedian Norm McDonald helped him during his time of mourning by inviting him on the “Man On The Moon” set to meet Jim Carrey.

The joke went on to tell how excited Chappelle was to meet Carrey. The only issue was that Carrey was so into his portrayal of Andy Kaufman that everyone, including Chappelle, had to treat the “Ace Ventura” star like the late Kaufman.

Chappelle recalled being “very disappointed” that he spent the day speaking to Carrey pretending to be Kaufman, and ended the story by saying, “That’s how trans people make me feel.” It was the first of many trans jokes and jokes about the disabled community that Chappelle incorporated into his latest special, as cited by Variety.

“I love punching down,” he jokingly said.

The central message was about the comedian’s aspirations when he first started out and how he acquired success by remaining driven and consistent during adversity. But the repeated jokes about the trans community became a topic of debate on social media with many conservatives praising Chappelle’s anti-trans jabs while others wondered why he appears so “obsessed” with trans people.

“Dave Chappelle’s new Netflix special is out, and he’s telling the truth about trans,” a trans critic tweeted.

https://twitter.com/BillboardChris/status/1741846520000094637

“I really hope his success is going to inspire more comedians to joke about this,” one person said in agreeance.

“God bless this man. He says what most people think. He is a voice of sanity in this world of confusion,” added someone else.

Another Twitter user questioned Chappelle’s repeated jokes about the trans community within his last three comedy specials.

“He’s obsessed with trans people lol Does Dave interact w them a lot?” they asked. “He has a vendetta or punching down because “trendy”? People usually discuss what they’re passionate about for 3 SPECIALS. Where is this coming from? Seems personal.”

“Starting to wonder if someone trans rejected him. This is getting ridiculous,” added someone else.

Others are starting to think Chappelle might be pandering to white conservatives who are in full support of his repeated jokes about the trans community.

“dave chappelle retired from comedy to avoid selling out to a white conservative audience just to return to comedy and sell out to a white conservative audience,” one person tweeted.

“The fact that Dave Chappelle of all people has turned into a whiny, quasi-conservative shows that Father Time catches us all. The industry and society have passed him by,” added someone else.

Tampa Bay Rays’ Wander Franco Faces Legal Issues In The Dominican Republic

Wander Franco was arrested in the Dominican Republic. Franco is under investigation for having an alleged relationship with a minor.

On January 1st, Wander Franco, shortstop for the Tampa Bay Rays, was arrested in the Dominican Republic. Franco is under investigation for having an alleged relationship with a minor, according to an official notice from the Puerto Plata province prosecutor’s office, according to the Associated Press.

Franco, accompanied by two lawyers, appeared before prosecutors after missing a scheduled meeting with prosecutor Olga Diná Llaverías. The interview, lasting nearly three hours, was a crucial part of the investigation into the accusations against the 22-year-old All-Star player, according to the outlet.

Speaking anonymously, an official stated, “Llaverías had originally requested Franco appear Dec. 28, two days after prosecutors and police visited two of Franco’s properties in Baní, the player’s hometown. They did not find the player there.”

Under Dominican law, Wander Franco must be brought before a judge within 24 hours. His U.S. attorney, Jay Reisinger, declined to comment, and attempts to reach Franco’s attorneys in the Dominican Republic were unsuccessful.

The Dominican Republic’s prosecutors’ office initiated the investigation on August 14, prompted by social media posts suggesting Franco’s involvement with a minor. However, the authenticity of these reported posts has not been verified by The Associated Press.

In response to the allegations, Franco was placed on administrative leave by Major League Baseball (MLB) in August. This action was taken under MLB’s joint domestic violence, sexual assault, and child abuse policy with the players’ association. Despite being on administrative leave, Franco continued to receive pay and service time. MLB is conducting its own investigation, and there is currently no specified timeline for its conclusion or potential disciplinary actions, the outlet reported.

As the legal proceedings unfold, Franco’s arrest adds a layer of complexity to his status both in the Dominican Republic and within Major League Baseball. The outcome of the investigation will determine the course of action, and the implications for Franco’s professional career remain uncertain.

Chance The Rapper Blasts Those Criticizing Black Actresses Who Face Hollywood Pay Disparities

Chance the Rapper: "And these be like the dirtiest, dustiest, brokest, least goal-having, definitely least goal-accomplishing people. In the world."

There have always been discussions and complaints regarding the salary of Black women in Hollywood, sports, music, and just in general. The conversation has been brought back to the forefront after Empire actress Taraji P. Henson, who has had a very successful career, got emotional during a recent interview that went viral.

Chance the Rapper recently took to his social media page and had some things to add to the conversation. But, it had more to do with the people commenting on Black women’s negotiation skills from people who aren’t even IN the industry.

HipHopDx captured the video from Chance the Rapper and posted the clip.

“I try not to add my voice to current pop culture events that doesn’t have to do with me,” Chance said in the video. “But there’s this current conversation going on right now; a lot of Black women, Black actresses are coming out and talking about how they was did dirty in the industry, how they weren’t paid for their work. This has been going on for years…”

He then addressed the people who were leaving comments that blame the Black women for not doing better, as opposed to what may be seen as a bias toward Black women in Hollywood.

“But the worst part is seeing the comments under a lot of these posts with people talking bout how they should have negotiated better; they should’ve read their contracts and stuff. And these be like the dirtiest, dustiest, brokest, least goal-having, definitely least goal-accomplishing people. In the world.”

He criticized these posters who aren’t even in the same industry, let alone on the same level as some of these talented Black women.

“They’ll write some stuff, and they’ve never negotiated a contract, they’ve never had to hire a lawyer; and if they did, it’s like you not in The Color Purple! You not doing nothing.”

Let’s hope this conversation continues and leads to better contracts as well as opportunities for these talented women who are underpaid and underappreciated.

New Year, New Job?: Here’s How To Get Noticed On LinkedIn After Applying

According to LinkedIn, 77% of recruiters use its platform regularly to scan profiles and resumes when hiring new talent.

With millions of companies and decision-makers on LinkedIn’s business and professional network, around 35.5 million candidates have been hired by a person they connected with on the site, according to a study. Whether you’ve applied for a new position or completed the first round of interviews, there is still another opportunity to increase your chances of not only receiving visibility, but an offer.

Do you know that 77% of recruiters use LinkedIn to scan profiles and resumes when hiring new talent? Studies show that the process of scanning resumes lasts about 7.4 seconds on average. If you are qualified for the position, experts highly recommend making a first impression by reaching out to the company’s headhunter or recruiter.

According to LinkedIn, eight people are hired every minute for jobs, 480 people are hired per hour, and 11,520 people are hired per day. Former Disney recruiter Simon Taylor told CNBC Make It that candidates are doing recruiters a “favor by contacting them on LinkedIn and putting your name right in front of them.”

He added, “The recruiter’s job is to find people for these roles. And they have to go through dozens of resumes—sometimes more—to do that.”

Here are a few tips that can help you make the first move in connecting with recruiters sooner than never.

HOW TO FIND A RECRUITER

  • Search for the desired company’s profile on LinkedIn.
  • Look for a full employee list and jot down the names whose titles fall under recruiter, headhunter, talent scout, etc.

HOW TO MAKE THE FIRST CONNECTION WITH RECRUITER

  • Tap into InMail, a premium LinkedIn feature that allows you to directly message LinkedIn members who are not in your network. You must upgrade to a Premium account to use InMail messages.
  • If you prefer to send a personalized connection request, be sure to note that there is a character limit, and you can only message 2nd- and 3rd-degree connections in your network. This is based on mutual connection.

HOW TO GRAB A RECRUITER’S ATTENTION

  • Clearly articulate the purpose of the InMail message with a “killer” subject line
  • Tailor the message by sharing something personal in a sentence or two. For instance, do you live in the same city? Or have a mutual connection?
  • Though your LinkedIn profile can act as a resume, be sure to attach a hard copy of the document to the message.

Thanks to LinkedIn, these email examples can help you gain an advantage no matter what stage you are in the application process.

FAMU Head Coach Willie Simmonds To Become Duke University’s Running Backs Coach

FAMU Head Coach Willie Simmons is leaving the HBCU program to become Duke University's new running backs coach.

Florida A&M head coach Willie Simmons is leaving the program to take a job as Duke University’s running backs coach.

ESPN reports Simmons spent New Year’s weekend weighing his options with Duke and Florida A&M, which made a strong push to keep the coach before he reached a decision Monday.

https://twitter.com/FAMU_FB/status/1741923973628109207

Simmons has coached the FAMU Rattlers for five seasons, going 45-13, including finishing 12-1 this season, winning 11 in a row after a loss to South Florida in September. Simmons also led the Rattlers to a 30-26 victory in the December Cricket Celebration Bowl game against Howard University.

James Colzie III, who served as FAMU’s assistant head coach and cornerbacks coach under Simmons for the last two seasons, will become FAMU’s interim head coach. Colzie has coached three All-SWAC cornerbacks at FAMU, Kendall Bohler, Eric Smith, and BJ Bohler.

https://www.youtube.com/watch?v=yqU2q-RD10M&pp=ygUkY3JpY2tldCBjZWxlYnJhdGlvbiBib3dsIGhpZ2hsaWdodHNc

Simmons, 43, will work under new Duke head coach Manny Diaz, who left his defensive coordinator position at Penn State University to become the Blue Devils coach. While at Penn State, Diaz led the nation’s top statistical defense, as the Nittany Lions held opponents to 223.2 yards per game, finishing this season with a 10-2 record and an appearance in the Peach Bowl against Ole Miss.

The two men know each other well. Both men coached at Middle Tennessee between 2007 and 2009 when Diaz was the defensive coordinator, and Simmons served as the running backs coach.

Before coaching at FAMU, Simmons coached at Prairie View A&M for three seasons, finishing with a 21-11 record. He was also the first head coach to have a winning record in his inaugural season since 1966.

Simmons was signed to coach FAMU through 2025, earning an annual salary of $300,000. This season, he received $135,000 in bonuses, including $100,000 for winning the Celebration Bowl.

Federal Judge Allows State-Run Court In Majority Black Mississippi Capital

This isn't right....

Despite a fight from the NAACP, a Mississippi federal judge is allowing the state to create a state-run court in Jackson – a majority-Black capital city.

Under U.S. District Judge Henry Wingate’s ruling, the Capitol Complex Improvement District Court judge would be appointed by the state Supreme Court chief justice and prosecutors appointed by the state attorney general. NAACP attorneys filed a lawsuit in April 2023 against Republican Gov. Tate Reeves and state officials, claiming a state-run court specifically targets the majority Black residents of Jackson and reverses the purpose of democracy since the state is assigning judges.

But Wingate blocked the request on Dec. 31, 2023 – just one day before the new law was scheduled to go into effect – arguing the court wasn’t “persuaded” by the plaintiffs’ motion to stop the court creation. “None of the Plaintiffs has alleged that he or she is in actual or imminent danger of experiencing any concrete and particularized injury resulting from the establishment of the Capitol Complex Improvement District Court or the challenged appointment of a judge or prosecutors for that court,” Wingate wrote.

However, in a recent turn of events, according to PBS, the U.S. 5th Circuit Court of Appeals granted a temporary delay of the ruling following a request from the NAACP, blocking the court’s creation until at least Jan. 5. Spokesperson Alicia Mercedes says the group continues to describe the law as “inherently undemocratic.” “We will continue to do everything in our power to fight for Jackson residents’ rights to have control over their own institutions and live free from state-driven discrimination,” she wrote in a statement.

Reeves signed two controversial bills in 2023 targeting Jackson and pushing the envelope on racial disparities in the state. House Bill 1020 created a separate legal system for the Capitol Complex Improvement District – a 17.5-square-mile area surrounding the Capitol building in Jackson. For Senate Bill 2343, people who protested at the state Capitol would be required to get permits with the state-controlled Capitol Police.

Reeves and officials claim the move is strategically placed to help reduce the crime in the city, citing over 100 homicides each over the past three years – with a population of close to 150,000.

The NAACP argued in its lawsuit that both bills violated the 14th Amendment, discriminating against Jackson’s residents. “In violation of the Fourteenth Amendment, these laws target Jackson’s majority-Black residents on the basis of race for a separate and unequal policing structure and criminal justice system to which no other residents of the State are subjected,” the suit stated.

Harvard Students Write Op-Ed Calling For President Claudine Gay’s Resignation

Students call for Harvard President Claudine Gay to resign in a new op-ed for "The Harvard Crimson."

Harvard students have publicly called for President Claudine Gay’s resignation in an op-ed for the school’s newspaper. Gay is being urged to step down amidst scandals involving plagiarism accusations and anti-semitism comments.

Posted by the Harvard Crimson on Dec. 31, two Harvard students and staff writers shared their dissenting opinion, “For Harvard’s Sake, It’s Time To Let Gay Go.”

“It has been less than half a year since Gay assumed one of the most prestigious posts in all of academia,” wrote Brooks B. Anderson and Joshua A. Kaplan. “Since then, scandal after scandal has plagued our beloved university.”

They noted how the “prestigious” role is influential in academia and in a global political landscape. With these two facets in mind, the authors argued that Gay has failed to provide the leadership necessary to fulfill this role seamlessly, first referencing how her words regarding anti-semitism on campus in the wake of the Israeli-Hamas conflict have drawn substantial criticism from conservatives. Gay later apologized, only to be met with allegations of plagiarism in her academic work shortly after. However, Harvard’s governing committee found the severity of these claims unfounded but did acknowledge that some citations must be added. Gay obliged.

“Harvard’s presidency is no mere empty honor; it is a deeply challenging managerial job with deeply challenging duties, not least of which is navigating national outcry. In each of these respects, Gay has failed. The Harvard Corporation must find a leader who can do better,” the writers sated.

Crimson editors wrote another op-ed in support of Gay, whose appointment as Harvard’s first Black female president was considered a stride in diversity for the esteemed school. The writers still hold faith in the academic leader, noting that much of her criticism stems from an agenda by extremist conservatives wanting to belittle or delegitimize Gay’s ability to perform this role.

“Many of the recent calls for Gay’s resignation suggest or allege outright that she was a ‘diversity hire’ or a product of ‘DEI extremism.’ The blatant racism of these criticisms only corroborates that they come in bad faith,” wrote the editorial board.
